I
Diagnosis
One billion dollars of valuation (Oct. 2025), 10,000+ property manager clients, 90+ countries, $540M raised since 2023 - and a tagline any competitor could sign tomorrow morning: “the world’s most loved AI vacation rental software.” Three stacked superlatives and one keyword - AI - that seven of your eight competitors place in the exact same spot.
First PMS unicorn in the category. A revaluation, not a new round.

Come from small businesses - while the narrative targets 200–5,000 units.
Guesty has made seven. Capital goes to product and go-to-market.
Meanwhile the founder appears as a crowned skeleton with a guitar, next to a skull-headed unicorn, against explosions and cars full of banknotes. It is the boldest corporate communication in the sector - and it has no relationship whatsoever with the homepage. So there are two brands: one with blood in it, reserved for fundraising; one with nothing in it, reserved for customers.

II
The market
A dated trigger event (13 October 2026 in Europe) that forces every operator to reopen their economics - and their tooling.
Compliance no longer exposes you to a fine. It exposes you to invisibility: unregistered inventory disappears from the platforms.
The category’s AI claims have converged into noise. “Draft-and-approve” AI grows the pile waiting for you; it does not grow the operation.
One in four hosts stops renting at least one property within the year; half of management companies close before year three. Growth-at-all-costs lost its narrative legitimacy.

Competition
“All-in-one”, “save time”, “AI-powered”, “scale”, “0% commission”, “autopilot”: each of these claims is used simultaneously by five to eight players. Language no longer differentiates anything. So we tested the one asset nobody can copy - the name.

The target
Five different jobs share one title. The priority is the bottleneck: 10 to 40 units - large enough to have a business, small enough to still be the single point of failure. The real breaking point is human, not technical: replacing one cleaner is the most expensive event of the month.

Psychology
The decision is already made; the act is not. Six fears, five biases, one ritual blocker: the migration itself - “the risk that all my settings get wiped”. A funnel that stacks more arguments answers a problem the target does not have.

The insight
There is a line in every P&L in this business that never appears on it. We call it the presence tax: the share of your life your operation levies simply because it needs you reachable. It shows up in cut-short dinners, broken nights, holidays spent watching a phone. Airbnb takes 15.5%. The presence tax takes everything else.

The counter-move. Guesty promises AI agents that “act, decide and execute on your behalf”. That is powerful - and terrifying to someone whose job is to be the manager. We promise the opposite: we don’t do your job, we hold it while you are not there. The machine doesn’t take your place, it takes your shift. That is the difference between being replaced and being relieved.
Tone of voice. Keep the punk, change the enemy: not money - sacrifice culture. Four rules: never speak about ourselves first; no superlative without a number attached; dark humour is allowed and recommended (nobody makes this tribe laugh - the first who does owns them); always say what the product does not do.

The campaign
One brutally simple principle: never show the product being used. Only show what happens while nobody is using it. Left frame: the person, still, silent. Right frame: the operation, timestamped, running. Same timestamp on both sides. Always. That single rule is the whole system.
Ten simultaneous absences across the world. No actors, real clients, real exported data. No music before 01:08. No logo before second 88.
One client, one absence, one readout. Native vertical, 12 seconds, published at the exact local time of the timestamp. The engine of the campaign.

The idea worth the most
Whoever defines the metric defines the category.
The Away Score. The share of your operation that ran without any human intervention from you, over a given period, out of 100. Four components: autonomous resolution, operational continuity, longest away streak, and revenue per hour of attention. Critically, the score must be able to be bad - a 12/100 has to be possible, and it has to hurt. A metric that always flatters is never cited, so never adopted.

Acquisition. A funnel built on a ritual blocker, not an information gap. Awareness: “How many hours did your business work without you this week? If you don’t know, the answer is zero.” Interest: the Away Score Check - a free two-minute diagnostic with no account connection. Consideration: public pricing, ancillary fees included, and what the product does not do. The decisive blocker gets an answer in writing: The Away Guarantee, a contractual, quantified commitment to deliver a genuinely free first weekend.
Generative discoverability. Being found by an AI and being chosen by a human are two different problems. LLMs weight LinkedIn heavily for recent information: publishing there is no longer a marketing option, it is a technical visibility requirement. Published methodology, dated figures and attributable sources are what make a brand quotable by a model.
The affiliate content saturating search results on your own brand - six near-identical sites with complacent scores. That reputation is rented, produces no affect, and can be withdrawn overnight. Reallocate to pillars 2 and 3.
A Paris office is listed, but no identifiable France leadership in public sources. On the priority markets named in the $365M release - France, Italy, Spain - a named, visible local voice is a precondition for any content strategy.
